Landmark home epitomises modern living

A supremely renovated landmark home with an iconic turret is for sale on an attractively landscaped corner site in Boulcott.

Even the name of the Tudorstyle home, at 33 St Columbans Grove, ‘‘Norfolk’’, reflects the genteel English character of its architecture.

An experienced construction professional bought the fourbedroom house in 2012 to modernise the property and, with a budget of $500,000, renovated and re-landscaped it for his family.

It has a brick-and-Hardie-clad exterior with a five-year-old Viking shingle roof and sits amid flat lawn and garden on a sunny, northwest-facing 516-square metre site.

It has been rewired and replumbed, and fitted with LED lighting throughout, and underfloor heating in the kitchen, ensuite and bathroom.

‘‘We endeavoured to retain the original character of the property with an upper-level addition, and reconfigured the living areas to create a modern energy-efficient home with great flow and indoor-outdoor living,’’ the vendors say.

Built in the 1980s, the 291sqm two-storey dwelling includes an internal double-garage and workshop that adjoins a service courtyard with a shed and clothesline.

A picturesque path with a low brick wall and lavender bushes leads to the front door.

It opens into a large entry foyer with sensor lighting, recessed wall space for hanging art (complete with lighting), and access to the lower half of the turret, which has been converted to a deluxe room and laundry.

The tiled hall leads to the ex- ceptionally appointed entertainers’ kitchen at the northern end of the house.

It includes a 900 millimetrewide Ilvie oven and rangehood, dishwasher, refrigerator-freezer, DeLonghi wine fridge, and large appliance garage with auto door and extra bench space complete with underfloor heating.

There is a casual dining area in the open-plan family room that includes a heat pump and French doors providing access to one of two patios with pergolas.

The exposed aggregate patio is a feature of an easy-care, securely fenced lawn and garden area, bordered by pavers and lined by bay trees and miniature camellia.

The lawn wraps around to the second patio, with a water feature, that is accessed from the lounge.

Both the lounge, which has a gas fireplace, and family room are wired for audio and, like the formal dining room with its bay window seat, have feature coffered ceilings.

The staircase with a wrought iron balustrade ascends to the four double-bedrooms and two bathrooms.

Double-doors open off the landing into the main bedroom suite, which was an addition by the vendors.

It combines a doublewardrobe with a walk-in dressing room-wardrobe, including a dormer window, and a large ensuite with a shower, dual-basin vanity and toilet.

All other bedrooms have built-in wardrobes, and one also has access to an attic over the garage with two Velux opening skylights, that can be used as an office, games or recreation room, or teenagers’ retreat.

They share a bathroom with in the upper level of the turret complete with a feature ceiling and chandelier.

Other features of this wellproportioned home include American redwood tongue-andgroove doors, extraordinary storage, modern drapes and curtains, and two gas infinity water heaters.

‘‘This is a unique home of really stunning quality,’’ Celia Barnao, of Harcourts, says.

‘‘It is a landmark that epitomises modern executive living.’’
